    We visit your home, take careful stock and give you a well-founded indication of market value, grounded in recent comparable transactions rather than a wishful figure.

    Preparation & presentation

    Professional photography, floor plans and, where helpful, sales styling. We write copy that does your home justice, without the property clichés.

  3. 03

    Going to market

    We list your home on Funda and within our own network. Viewings are conducted by us, so you do not need to be at home.

  4. 04

    Offers & negotiation

    We discuss every offer with you, with our advice. We negotiate firmly but properly, with your interest at the centre.

  5. 05

    Handover & aftercare

    We see you through the notary and make sure everything runs smoothly. We remain reachable after completion for any questions.

    We discuss what you are looking for, what truly matters to you, and what is realistic within your budget. Honest, sometimes pointed.

    Selection & viewing

    We monitor Funda and our own network. We screen rigorously — not every home is your home. Where there is interest, we view together.

    Technical & legal review

    We bring in a building surveyor where needed and read every clause in the purchase contract. We know where the risks sit.

    Bid & negotiation

    We advise on a bidding strategy and conduct the negotiation. In the Randstad every hour counts, and we are both fast and precise.

  5. 05

    Through to the keys

    From purchase agreement to notarial appointment. We stay on board until the keys are in your hand.

What you can expect.

Are you a member of NVM or VBO?

For Funda access and the relevant legal standards we work through a registered partner agent within the same office. The NVM purchase deed is our standard. The guidance itself we deliver ourselves, from A to Z.

What if my home does not sell?

Our fee works on a success basis — no sale, no commission. The conditions are set out beforehand in our intake conversation.

Can I commission styling advice on its own?

Yes. Our styling arm works independently too; see the Styling page. Combining it with the sales mandate is favourable, but not required.

What if I need to sell quickly (divorce, relocation)?

We have experience with sensitive mandates. Discretion and speed go hand in hand. Call us — we will arrange a conversation within 48 hours.

Do you only work for private clients?
