What does a sales agent in Amsterdam cost?

The cost of a sales agent is not a fixed amount that is the same everywhere. It depends on the chosen model, the service provided and the arrangements you make beforehand. Understanding the models lets you compare like with like and avoid surprises later.

Commission, fixed fee or no cure no pay

Broadly, there are three ways an agent calculates their fee. With commission you pay a percentage of the final sale price. With a fixed fee you agree a set amount in advance, regardless of the proceeds. With no cure no pay you only pay if the home is actually sold.

  • Commission: gives the agent an incentive to achieve a higher price, but you only know the exact amount on completion.
  • Fixed fee: maximum clarity upfront, but the incentive to negotiate that little bit extra is smaller.
  • No cure no pay: no sale, no cost, though agents sometimes charge start-up costs or a higher rate for it.

What is included in the price

A commission or fee rarely covers the same thing everywhere. So ask precisely what is included: the valuation, professional photography and floor plans, the copy and presentation, the listing on Funda, conducting viewings, the negotiation and the guidance through to the notary. Things like sales styling, a video tour or advertising sometimes fall outside it.

What to watch for

A low price means little if the service is thin, and a high price is no guarantee of a better result. Pay attention to the cancellation terms, any start-up costs and what happens if your home unexpectedly does not sell. Always ask for a written statement setting out what you get for which amount.
