The mandate in five steps
Introduction & brief
We discuss what you are looking for, what truly matters to you, and what is realistic within your budget. Honest, sometimes pointed.
Selection & viewing
We monitor the available supply and our own network. We screen rigorously, not every home is your home. Where there is interest, we view together.
Bid, negotiation & purchase agreement
We advise on a bidding strategy and conduct the negotiation. Once your offer is accepted, we guide you through the purchase agreement: that is often where terms and clauses are still negotiated, and we go through every provision with you before you sign.
Technical & legal review
After the purchase agreement is signed, we bring in a building surveyor where needed and check the legal documents, so you know where the risks sit while your conditions still apply.
Final inspection & notarial transfer
Just before the transfer, we walk through the home with you for the final inspection. We then accompany you at the notary until the keys are in your hand.
Fee and terms
Our fee is 1% of the purchase price, with a minimum of € 3,950. Both amounts exclude 21% VAT; including VAT this comes to 1.21% of the purchase price with a minimum of € 4,780. There are no start-up costs and you only pay upon result: if no purchase is completed, you pay nothing. The fee is settled through the notary at completion.
